Milano 2 is the most expensive area in Segrate to buy, and it yields the least. The rural area R1 does not appear because the Agenzia does not publish quotes for that perimeter, having too few recorded transactions.<\/p>\n<h2>Why the most expensive area yields less<\/h2>\n<p>The purchase price incorporates expectations that rent does not. Those who buy in Milano 2 also pay for greenery, context, prospects of appreciation, and prestige of the address: these are elements that raise the asset value much more than what a tenant is willing to pay monthly.<\/p>\n<p>Rent, instead, is anchored to a more prosaic constraint: what those looking for rental housing in that area can afford. It is a ceiling that moves with local incomes, not with real estate quotes. When prices rise faster than incomes\u2014as has happened in the Milano hinterland in recent years\u2014the gross yield compresses, and compresses more where prices have risen more.<\/p>\n<p>From this comes a practical consequence: <strong>those who buy to rent out and those who buy to live there should not look at the same areas.<\/strong> These are two goals that favor different microzones within the same municipality.<\/p>\n<h2>From gross to net: what the 4.5% yield takes away<\/h2>\n<p>Gross yield is the number seen everywhere and is the least useful because no owner collects gross. The items that reduce it are five and should be estimated <em>before<\/em> deciding, not after.<\/p>\n<ul>\n<li><strong>IMU.<\/strong> On rented property that is not the main residence, the tax is due at the rate decided by the Comune di Segrate. It is usually the single heaviest item.<\/li>\n<li><strong>Non-chargeable HOA fees.<\/strong> Ordinary management fees are charged to the tenant; extraordinary fees and the administration share remain with the owner. In a condominium with authorized works, the difference is substantial.<\/li>\n<li><strong>Maintenance.<\/strong> Boiler, fixtures, appliances if the property is furnished: a prudent estimate sets aside a fixed share every year, even in years when nothing breaks.<\/li>\n<li><strong>Vacancy.<\/strong> Weeks or months pass between tenants. However, it is useful as a benchmark to understand if the rent you have in mind is within the market or outside.<\/p>\n<h2>In summary<\/h2>\n<p>In Segrate, gross yield from renting ranges from 3.94% in Milano 2 to 4.48% in Milano San Felice, and the most expensive area yields less. Within the same microzone, the range exceeds two and a half points, so the choice of individual property counts more than the area.
