Since November 9, 2015, the surveys of urban residential real estate units registered in the land registry and accompanied by floor plans also show the cadastral surface area of the properties, which exactly corresponds to the commercial surface area.
This update, part of the broader land registry reform, is very important as it represents advantages and simplifications for 2 reasons in particular:
- In case of sale, the property owner, who is required to certify the conformity of cadastral data (in addition to the conformity of the related floor plans to the actual state), will transfer with transparency to the buyers the actual size of the property.
- The information provided by the Revenue Agency to the Municipalities is used for the calculation of certain local taxes, such as the TARI, which is based on the cadastral surface area.
The survey specifies 2 data points: “total gross sqm” and “total sqm excluding uncovered areas.”
